This is a very important notice your lender is required to mail to you as a result of a new Michigan law designed to guarantee you an opportunity to work with your lender to avoid foreclosure. As soon as you receive it, you need to: 1) Call your lender. The letter will provide you with the name and contact information for the individual who is designated by the lender to meet with you to try to avoid foreclosure. You have 14 days from the date the notice was mailed to do this. 2) As soon as you have called your lender, immediately Call a FREE HUD or MSHDA certified foreclosure counselor. You have 14 days from the date the notice was mailed to do this. Make sure when you call a counselor that you let them know you have received this important notice. There is also a specific process that is required during that period that includes a meeting between you, your lender’s designee and if you prefer, your counselor. 4) There is no guarantee that you will be able to work something out with your lender to keep your home, but working with a free certified HUD or MSHDA certified counselor offers you the best chance. Even if you can’t stay in your home, you still have options to avoid foreclosure and its negative effects on your credit and your future. 5) During this period, continue to maintain your home by mowing the lawn, shoveling snow, paying utility bills, etc. A nicely kept home can get a better sale price or better appraisal for a mortgage refinance which is to everyone’s advantage.
