Don’t underestimate the number of con-artists who are out there who will present themselves as legitimate. The will, however, ask you to pay for their services and in most instances do nothing at all for you. 

A legitimate foreclosure counselor is a housing counselor who has been trained as a foreclosure specialist and certified by the U.S. Department of Housing and Urban Development – HUD. (HUD-certified).  They will never ask you to pay for their services. They are FREE and they are available to anyone who is at risk of foreclosure on a home that is their primary residence. This is not a service that is only available to low-income individuals. It is there for anyone who is at risk of foreclosure!

Additionally, states also train and certify foreclosure counselors through their state housing agency. In Michigan, the Michigan State Housing Development Agency (MSHDA) trains and certifies housing foreclosure counselors – MSHDA-certified).

Counselors trained and certified by either HUD or MSHDA are legitimate, highly trained and FREE to anyone who is at risk of losing the home that is their primary residence.
